Xierqi
Xierqi (西二旗) and its commute ring—Longze/Huilongguan on Line 13, Qinghe, Shangdi—is one of the main rental markets for tech and software workers in northwest Beijing. Xierqi station is a major Line 13 ↔ Changping interchange; rush-hour crowding is among the worst in the city. “500 m to metro” and “1.5 km to the office” are different problems—many campuses sit north or east of the station and need a walk or bike leg.

Use door-to-door peak time, not map distance, as a hard cap—and test once if you can.

Mode priority (rule of thumb)
- Metro Line 13 — widest coverage; budget stress and delay risk at peak.
- Changping line + transfer — some communities feed Xierqi faster; check interchange walking distance.
- Bike / e-bike — common within ~3 km; check parking rules and winter exposure.
- Bus + metro — last mile in Huilongguan/Qinghe; verify headways and last bus.
- Driving — Shangdi West Rd and Houchangcun Rd jam at peak; parking and monthly slot fees are extra line items.
Run transit apps for weekday ~8:30 to your actual building POI, not just “Xierqi station”. Deep-campus offices add 5–15 minutes vs the park gate.
Neighborhoods & building types
1. Xierqi station walk shed
- Pros: Shortest commute; food delivery and retail strong.
- Cons: Station crowds, evening queueing at gates, rent premium.
- Stock: Newer mid-rises, some mixed-use; studios and small 1BR common.
- Fits: You optimize every minute outside sleep and accept station-area tradeoffs.
2. Longze–Huilongguan (large communities on Line 13)
- Pros: High supply—whole 2BR and legitimate shared rooms; mature retail, clinics.
- Examples (not endorsements): Huilongguan phases, Matrix, Dongya Shangbei, Xinchenglong, Baijiacheng.
- Fits: Budget-sensitive renters OK with 1–2 metro stops—screen hard for illegal partitions and group flats.
3. Qinghe–Anningzhuang–Xixiaokou
- Pros: Near Qinghe hub; often better for Shangdi / northwest jobs.
- Watch: Construction noise near the hub and new builds.
4. Shangdi–Malianwa
- Pros: Close to Zhongguancun Software Park and Shangdi offices.
- Cons: List prices generally higher.
- Fits: Fixed Shangdi job and willing to pay for commute.
5. Branded lease / co-living operators
- Pros: Furnished, often clearer contracts.
- Cons: Usually 10–25% above comparable residential stock.
- Read: service fees, move-out cleaning, renewal rent clauses.
Rent bands (reference)
Typical asking ranges (CNY/month, excl. agency fee). One month deposit + three months rent remains common. Heating: many Beijing communities use central heating billed by area (~¥30–40/㎡·season, varies by compound).

Compliance & listing authenticity
- Partitions / group flats — common in large Huilongguan stock; compare to original floor plan and exits.
- Sublessors — demand owner authorization or registered agency chain; reject verbal “master lease” only.
- Duplicate photos — hot Xierqi listings reuse images; match unit number and contract address on site.
Fees (Beijing norms)
- Agency fee — often half-month or one-month rent (negotiable who pays); must be in contract.
- Property, heating, trash — who pays what, in writing; ignore verbal “all included”.
- Internet — shared flats may split by headcount; confirm fiber for whole-unit leases.
Living experience
- Line 13 rail noise — visit units facing track or viaduct at night.
- Elevators at peak — high towers queue ~8:00; walk-up tradeoffs.
- Heating — central vs individual; any arrears from prior tenant.
- E-bike charge/parking — some compounds restrict; ties to your commute mode.
Move-out & sublet
- Job churn is high—confirm sublet allowed and early termination penalty (often one month rent or deposit deduction).
